Floor Tile Offset Layout Calculator
Estimate row starts, full tiles, edge cuts, and repeat positions for a user-selected offset pattern.
How to use this estimate
The model lays out equal-width rectangular tiles along one straight dimension and shifts successive row starts by the chosen fraction of a tile module. It reports cut positions per representative row; it does not account for the perpendicular room dimension, lippage, substrate, perimeter movement joints, or installation standards.
Method
Tile module = tile length + joint. Row start = row index × module × offset percentage. Approximate pieces per row = ceiling((span + start) / module); the edge remainder is the terminal cut. Inspect both ends before choosing a layout.
Worked example
For a 120 in span, 12 in tiles, ⅛ in joints, and a 33⅓% offset, a six-row sample uses 10–11 tile positions per row; the first and last terminal cuts are about 10.75 and 6.71 in.
Assumptions and supported inputs
Use measured dimensions and the listed field ranges. Values outside those bounds, missing entries, non-finite numbers, and fractional counts where a whole number is required are rejected. Displayed results are rounded to two decimal places; internal calculations retain full precision. This is a planning estimate, not a substitute for an on-site layout, product instructions, or a qualified trade decision where applicable.
